A boarding house in Odesa region was decided to be sold at auction with a price reduction

The property of the subsidiary Energetik boarding house located in Odesa region has been put up for sale with a starting price of UAH 12.8 million.

The relevant information was published in the Prozorro.Sale system.

The single property complex is located in the village of Lebedivka, Bilhorod-Dnistrovskyi district, Odesa region, and consists of 59 wooden public houses, two warehouses, a diesel building, a garage, a dining room, a tennis hall, a washbasin, a restroom, a shower room, and yard facilities. The property was built in 1975, without any repairs during the entire period of operation, has not been used for the last eight years, and is not suitable for use without major repairs to the buildings, which have partially rotted over time and were partially destroyed by a rocket explosion at a nearby recreation center. The property is located in a controlled border area where free access is prohibited during wartime. There is no water supply, sewerage, gas supply, or electricity.

The property is being sold in the format of a hybrid Dutch auction.

A hybrid Dutch auction is a price reduction bidding, during which the initial value of a lot is reduced step by step until one of the participants stops the reduction. Then comes the stage of closed bids: other participants can offer a price higher than the fixed price. The winner is the one who offered the highest amount. However, the participant who stopped the decline in the first stage has the right of last resort and can outbid the opponent's maximum price in the third stage. The auction starts even without participants, as it is possible to join after the start. It is used to sell assets whose market value is difficult to determine: overdue loans, property of bankrupt banks, or in the case of unsuccessful English auctions.

The land plot under the real estate belongs to the Tuzly village council of Bilhorod-Dnistrovskyi district of Odesa region. After receiving a certificate of ownership of real estate from a notary, the buyer is obliged to independently resolve the issue of registration of the right to use the land plot or obtain ownership of the land plot under the real estate on which the object is located at his own expense.
