Land in the south turned out to be one of the cheapest in Ukraine

Land in the frontline regions of Ukraine, including, for example, Kherson region, as well as in other southern regions - Mykolaiv and Odesa.

Thus, according to analysts of the Opendatabot platform, a hectare of agricultural land in Odesa region cost UAH 41.8 thousand as of July 1, 2025, in Mykolaiv region - UAH 41.6 thousand, and in Kherson region - UAH 39.1 thousand.

Similar prices are in Zaporizhzhia region - UAH 38.3 thousand per hectare, Chernihiv region - UAH 41.1 thousand per hectare, Sumy region - UAH 42.3 thousand per hectare, Kharkiv region - UAH 43.3 thousand per hectare. The most expensive land in the frontline area was in Dnipro region - UAH 73.9 thousand and in Donetsk region - UAH 50.5 thousand per hectare.

However, this is not much compared to the leading regions: In Ivano-Frankivsk region, on average, a buyer will pay UAH 126.6 thousand per hectare, in Lviv region - UAH 118.3 thousand per hectare, in Kyiv region - UAH 89.4 thousand per hectare. In Ternopil region, land was bought at a price of UAH 86.9 thousand per hectare.

This year, the most active land purchases were made in Poltava (5.4 thousand transactions), Vinnytsia (5.4 thousand) and Kyiv (4.7 thousand) regions, while 1,944 transactions were made in Odesa region, 1,499 transactions in Mykolaiv region, and 75 transactions in Kherson region.

In total, 339.6 thousand land purchase and sale transactions have been concluded since the land market opened in Ukraine in July 2021. In total, more than 636 thousand hectares were sold for UAH 30.4 billion. At the same time, the average price per hectare increased by 60% to UAH 60.7 thousand per hectare as of June 2025.
