Prices for agricultural land have changed in Ukraine: the cheapest in Odesa and Mykolaiv regions

The value of agricultural land has increased in Ukraine. The lowest prices were observed in Mykolaiv and Odesa regions.

This is evidenced by the data of the monitoring service Opendatabot.

The value of agricultural land in Ukraine continues to grow. In September 2024, the average price per hectare reached UAH 49,045, which is UAH 1,300 more than in August, when it was UAH 47,739.

According to analysts, since the beginning of 2024, the price of agricultural land in Ukraine has increased by UAH 3,800. In January, the average price per hectare was 45,245 UAH. The maximum price was recorded in July at UAH 51,192 per hectare, and the minimum price was recorded in February, when a hectare cost an average of UAH 43,804.

Land prices vary by region, ranging from UAH 15,471 to 134,248 per hectare. The highest price is observed in Ivano-Frankivsk region - 134,248 UAH per hectare. It is followed by: Kyiv region - UAH 78,556, Lviv region - UAH 67,620, Volyn region - UAH 66,644, Ternopil region - UAH 65,697, Poltava region - UAH 61,243.

The lowest land prices are observed in the following regions: Mykolaiv - 31,051 UAH, Odesa - 32,759 UAH, Sumy - 34,289 UAH, Kharkiv - 35,721 UAH, Donetsk - 36,219 UAH, Chernihiv - 36,651 UAH, Zhytomyr - 41,622 UAH, Kherson - 41,484 UAH.

The cheapest land in Ukraine is in Mykolaiv region. The only exception is Luhansk region, where a hectare costs UAH 15,471. However, due to the occupation of most of the region and active hostilities in the government-controlled territories, the realization of ownership and use of this land is currently problematic.

Since the opening of the land market in Ukraine, 567,000 hectares of land have been sold. Over the past three years, more than 254,000 transactions on the sale and purchase of Ukrainian agricultural land have been concluded. In total, Ukrainians have purchased half a million hectares of land at an average cost of 41,000 per hectare.

According to the analytical review of the Land of Unbreakable, a project aimed at supporting and developing the land market during the war and post-war recovery, since the beginning of 2024, the price per hectare has increased in some regions and decreased in others. Thus, in January-February 2024, a hectare in Odesa region cost UAH 34,200, in Mykolaiv region - UAH 33,400, and in Kherson region - UAH 32,700.
