In the Odesa region, prices for existing homes have risen the most in Ukraine

Prices for existing homes in the Odesa region rose the most among all regions of the country—by 5% in July. Demand for such homes also grew significantly.

This is according to an analytical report by the real estate marketplace DIM.RIA.

What’s Happening in Odesa Oblast

The Odesa region led the country in terms of price growth in the resale market in July. By comparison, housing prices in the Chernihiv region fell by 6% over the month, and in the Kirovohrad region, by 5%.

Demand for resale apartments in the Odesa region also grew faster than in most other regions. Buyer interest increased by 13% over the month. Higher growth rates were recorded only in Sumy Oblast (18%), Kirovohrad Oblast (17%), and Poltava Oblast (15%).

The new-construction market in the Odesa region was also active in July: one new section was commissioned in the region. At the same time, the nationwide trend for the primary market remains negative—demand for new construction continues to decline, although the price per square meter is rising in most regions.

The Situation in the Kherson Region

The Kherson region showed the opposite trend. It was here that the lowest average price for a one-bedroom apartment on the resale market in Ukraine was recorded—$17,000—and the price remained unchanged over the month.

At the same time, demand for resale housing in the region fell by 16%—the largest decline among all regions.

Rent in the Kherson region also remains the cheapest in the country: a one-bedroom apartment costs an average of 3,800 hryvnias per month.

What’s Happening in the New-Construction Market Across Ukraine

As of July 2026, 84% of new-construction sales departments in Ukraine remain operational. Over the past month, 23 new buildings comprising 35 sections were commissioned—the highest numbers were in the Kyiv, Lviv, and Rivne regions.

Prices for new construction projects have mostly risen. The largest increases were in Mykolaiv (+15.5%), Poltava (+6.1%), and Khmelnytskyi (+4.1%) regions. Prices fell only in the Kirovohrad (-3.9%) and Cherkasy (-2.5%) regions.

The most expensive new housing is traditionally in Kyiv—$1,476 per square meter. Demand for new construction fell across the country, most notably in Zaporizhzhia (-38%) and Kyiv (-21%).

The Rental Market in Ukraine

The number of rental listings decreased in almost all regions, most notably in the Chernihiv (-20%) and Sumy (-16%) regions.

Rents are highest in Kyiv: a one-bedroom apartment costs an average of 30,000 hryvnias per month, which is 11% more than in June.

Demand for rentals grew across the country, with the most significant increases in the Khmelnytskyi (+68%) and Chernivtsi (+65%) regions.
