In the southern part of the country, demand for large apartments has declined

<span><span><span><span><span><span>Over the past year, the number of buyers looking for apartments ranging from 150 to 200 m² in the Mykolaiv region has fallen by </span></span></span></span></span><span><span><span><span><span>66.7</span></span></span></span></span><span><span><span><span><span>%. In the Odesa region, responses to such listings have decreased by </span></span></span></span></span></span><span><span><span><span><span><span>19</span></span></span></span></span><span><span><span><span><span>%. </span></span></span></span></span></span>

The number of listings in this segment has also decreased. In the Mykolaiv region, large, spacious apartments<span><span><span><span><span><span>were listed 25.7% less frequently. </span></span></span></span></span></span>

<span><span><span><span><span><span>The median price in the Mykolaiv region rose by</span></span></span></span></span></span><span><span><span><span><span><span> 9.8% ($160,000)</span></span></span></span></span></span><span><span><span><span><span><span>over the past year</span></span></span></span></span></span><span><span><span><span><span><span>. The Odesa region was not affected by these changes.</span></span></span></span></span></span>

<span><span><span><span><span><span>The supply of </span></span></span></span></span></span><span><span><span><span><span><span>apartments ranging from 100 to 150 m² decreased significantly in the Kherson region. There, the number of listings fell by </span></span></span></span></span><span><span><span><span><span>25%. The number of inquiries halved. In Mykolaiv Oblast, on the other hand, people began searching for apartments with an area of </span></span></span></span></span><span><span><span><span><span>100–150 m² </span></span></span></span></span></span><span><span><span><span><span><span>72% more frequently. </span></span></span></span></span></span>

The median price in dollars for apartments of this size rose in the Kherson region<span><span><span><span><span><span>(by 13.3%, to $42,500). In the Mykolaiv region, it fell </span></span></span></span></span></span><span><span><span><span><span><span>by 5.4%—to $87,000.</span></span></span></span></span></span>

Overall,Odesa remains one of the most expensive cities in Ukraine for purchasing real estate, and rental prices continue to rise rapidly. At the same time, buyers are increasingly opting for single-family homes, while apartment prices in different parts of the city are rising at varying rates. 

According to the study, the cost of one-bedroom apartments in Odesa on the secondary market rose in all districts of the city—by 2% to 4%. Two-bedroom apartments also became more expensive in three out of four districts, with the largest increase recorded in the Peresypsky District—6%.

Ukrainians are showing just as much interest in single-family homes. The number of listings for sale increased by 15% over the past six months, and the number of inquiries about them rose by 24%. At the same time, Odesa remains among the cities with the most expensive homes, and within the city itself, the highest prices are traditionally found in the Primorsky District, where the median price exceeds $284,000.
