Odesa ranks first in terms of apartment price growth

Apartment rents in Odesa rose by 50 percent in the first half of 2025, and the city ranks first in the country in this indicator.

At least such data was published by LUN real estate agency in its report.

According to the agency, the average rental price for a one-bedroom apartment in Odesa now reaches UAH 12,000, while in Mykolaiv it is UAH 6,000. The leaders in terms of rental growth are: Vinnytsia (by 36%), Kropyvnytskyi (by 23%) and Cherkasy (by 20%). Lower, but still double-digit growth in rental rates was demonstrated by Uzhhorod (by 15% over six months), Ivano-Frankivsk (13%) and Lviv (12%).

Realtors observe a similar situation in the case of two-bedroom apartments: the growth is not half as high, but Odesa is still in first place. Over the past 6 months, the rent of a two-bedroom apartment in Odesa has risen by 37% and averages 15.5 thousand hryvnias, in Lviv such apartments have risen by 33% for tenants, in Cherkasy by 23%, and in Uzhhorod and Vinnytsia by 20%. In Kyiv, however, prices fell by 4 percent, but they are still the most expensive in Ukraine, with an average rent of 26 thousand.

The rent of three-bedroom apartments in Odesa has risen much less, by only four percent. On average, renting such an apartment in Odesa will cost UAH 20,800.

As for the sale of housing, Odesa and Ternopil (13% each), Rivne (9%), Chernivtsi (8%), Dnipro (6%), Chernihiv and Kharkiv (5%) showed the highest growth in the average cost of one-bedroom apartments over the past six months. The average cost of a one-bedroom apartment in Odesa reaches USD 44.6 thousand. For comparison, the price in Mykolaiv is USD 20 thousand, and the price has not changed in six months.

Experts observe a similar situation in the market of two-bedroom apartments. Here, Odesa does not share the first place and ranks third, giving way to Ternopil and Chernivtsi, where two-bedroom apartments have risen in price by 12 and 11 percent, respectively, compared to 10 percent in Odesa. However, in terms of the average cost of an apartment, Ternopil is inferior to Odesa, with UAH 61.5 thousand compared to UAH 65 thousand in Odesa. In Mykolaiv, such apartments went up by 5%.

Three-room apartments in Odesa went up the least - by eight percent, and in Mykolaiv by four percent.
