A confiscated apartment in a luxury residential complex in Odesa has been listed for 82 million

A two-bedroom apartment measuring 700 square meters has been put up for auction in Odesa. It is located in one of the well-known new buildings in the Arkadia district. The apartment was confiscated by court order.
Information about the sale appeared on the SETAM website.
The auction will take place on October 5. Applications to participate can be submitted until 8:00 a.m. on that day. The auction announcement was published on September 3.
According to the lot description, the apartment’s total area is 700.2 square meters, of which 526.8 square meters is living space. However, it is listed in the documents as a two-room apartment. No one is registered as living in the apartment. The debtor acquired ownership rights under a purchase agreement dated December 23, 2021.
The starting price for the apartment is 82,046,977 hryvnias. The security deposit required to participate in the auction is over 4.1million hryvnias, and the auction increment is over 820,000 hryvnias.
According to media reports that previously investigated the development of the former “Druzhba” sanatorium park in this area of Odesa, the “Ark Palace” residential complex—one of the city’s first and tallest new buildings—is located here. Construction of the complex began in 2005; the developer was the company “Rost,” and the general contractor was “Elit-Stroy.”
The media also reported that a penthouse in one of the “Ark Palace” towers was once gifted to former Odessa Mayor Oleksiy Kostusev, after which he sold it. Rumor has it that another former mayor, Gennadiy Trukhanov, also lives somewhere in the complex.
