The "Novy Pryvoz" shopping center in Odesa has been put up for sale for the second time

The “Novy Pryvoz” shopping center in Odesa has once again been put up for sale as part of the bankruptcy proceedings involving Ukrbudspetstekh LLC. The starting price remains unchanged.

Intent learned this from an announcement on Prozorro.Sales.

The new auction is scheduled for October 5, and the starting price is 779.5 million hryvnias.

The property complex on Panteleymonivska Street, with a total area of 23,361.7 square meters, has been put up for sale. It includes retail space on the first through fifth floors and a technical floor.

To participate in the auction, a security deposit of 77.9 million hryvnias must be paid. The minimum bid increment is 7.79 million hryvnias.

The sale is taking place as part of the bankruptcy proceedings of Ukrbudspetstech LLC. The company is linked to Leonid Klimov, a former member of parliament and former owner of Imexbank and the Chornomorets football club .

According to the auction documentation, the property complex is managed by “Nova-Khvylia” under a contract signed back in 2014.

The shopping center also has a current tenant—Business Management Group LLC. According to publicly available information, ultimate beneficial control over the company is exercised through members of Leonid Klimov’s family—his daughter Daria Kryzhanivska and her husband Oleksandr.

Despite the sale, existing contracts and legal encumbrances are factored into the auction terms. This, in particular, affects the property’s starting price, which is below market value.

In July, arbitration administrator Tetyana Kolmykova had already attempted to sell the “Novy Pryvoz” shopping center with a starting price of 779.5 million hryvnias. However, the auction did not take place.
