Odesa was among the leaders in terms of apartment prices last year

Prices for one-room apartments in Odesa increased by a quarter last year and reached USD 47.5 thousand in August.

This was reported by analysts of the LUN real estate agency.

According to realtors, over the past year, one-bedroom apartments in several cities have increased in price the most, with an absolute record of 26 percent in Rivne ($11,600). The average price in Rivne reached 56.2 thousand dollars. However, while Odesa came in second place in terms of price growth, it ranked seventh in terms of the average price of one-bedroom apartments, sharing the same place with Zhytomyr.

In Kyiv, the average price of a one-room apartment reached $70 thousand, in Lviv $69 thousand, and in Uzhhorod $65 thousand. An apartment in Chernivtsi costs $57.9 thousand, and $55 thousand in Lutsk.

This is not the first time that Odesa has demonstrated a rapid rise in prices in the real estate market, as prices in Odesa rose by 50 percent in the first half of 2025, and the city ranks first in the country in this indicator.

In terms of housing sales, Odesa and Ternopil (13% each), Rivne (9%), Chernivtsi (8%), Dnipro (6%), Chernihiv and Kharkiv (5%) showed the highest growth in the average cost of one-bedroom apartments over the past six months. The average cost of a one-bedroom apartment in Odesa reaches USD 44.6 thousand. For comparison, the price in Mykolaiv is USD 20 thousand, and the price has not changed in six months.

Experts have observed a similar situation in the two-bedroom apartment market. Here, Odesa does not share the first place and ranks third, behind Ternopil and Chernivtsi, where two-bedroom apartments went up by 12 and 11 percent, respectively, compared to 10 percent in Odesa. However, in terms of the average cost of an apartment, Ternopil is inferior to Odesa, with UAH 61.5 thousand compared to UAH 65 thousand in Odesa. In Mykolaiv, such apartments went up by 5%.

Three-room apartments in Odesa went up the least - by eight percent, and in Mykolaiv by four percent.
