Mykolaiv continues to be one of the most affordable cities in Ukraine in terms of private house prices, although housing prices have risen over the year. At the same time, Odesa is rapidly rising in price, and Kherson region has some of the lowest prices in the country due to the security situation.
This is evidenced by LUN statistics.
The average cost of a private house on the secondary market in Mykolaiv as of May 14, 2026, is about 42.5 thousand dollars. At the same time, a square meter of such housing costs an average of about $473. This data was published by the LUN platform in its latest real estate market analysis.
Despite an 18% annual increase in house prices, Mykolaiv still remains among the cheapest regional centers in Ukraine in terms of private housing. For comparison, in neighboring Odesa, the average price of a house has already reached $160,000, which is almost four times more expensive than in Mykolaiv. The cost per square meter in Odesa is also more than twice as high, at around $1,040.
At the same time, Kherson region remains one of the most depressed regions of the real estate market due to constant shelling and proximity to the front line. Prices in large cities and in the west of the country are particularly contrasting against the southern regions. In Kyiv, a private house is sold for USD 220 thousand on average, and in Lviv - for USD 221 thousand. The cost per square meter there exceeds $1.2-1.4 thousand.
Even some of the central regions demonstrate significantly higher rates than Mykolaiv. For example, in Vinnytsia, the average cost of a private house is about $89 thousand, in Chernivtsi - $150 thousand, and in Ivano-Frankivsk - $140 thousand.
At the same time, prices for one-bedroom apartments in Odesa increased by a quarter last year. The average cost of a one-room apartment in Odesa reached USD 44.6 thousand. For comparison, the price in Mykolaiv is USD 20 thousand and has not changed in six months.
