Demand for homes in the Kherson region has halved over the past year

In the Kherson region, the number of private homes listed for sale increased by 50% over the past year, while demand for such housing fell by 51%. In the Odesa region, the situation is different: home prices rose by 11%, but buyer interest fell by 13%.

This is according to an analysis by DIM.RIA, a marketplace for verified real estate, which compared the state of the private home sales market in September 2026 with the same period last year.

The Kherson region was among those with the highest annual growth in the supply of houses. At the same time, it was here that one of the most significant drops in demand—51%—was recorded.

In the Odesa region, the average total price of a single-family home in September was $105,000. Over the year, the price rose by 11%, and the average price per square meter was $833. In terms of total home cost, the Odesa region ranked among the top five most expensive regions in Ukraine.

At the same time, demand for single-family homes in the Odesa region fell by 13% over the past year.

Overall, the study covers trends in supply, demand, and the cost of single-family homes in various regions of Ukraine.

Earlier, Intent reported that home purchasesin Kherson had practically come to a standstill, while in Mykolaiv, due to a new wave of people moving in from Kherson, affordable rental housing had almost disappeared, and rental prices there had approached those in Odesa.
