70 million was given for Odesa sanatorium "Young Ship Repairer" because of land

The Yunyi Sudoremontnyk children's sanatorium in Odesa was sold for over UAH 70 million. The new owner is most interested in the land under the buildings, where it is possible to build new facilities or resell the complex.

The Yunyi Sudoremontnyk children's health resort was sold for more than UAH 70 million, although the expected price was about UAH 14 million. The facility is located in a popular area of Odesa on Kostandi Street, not far from Fontanska Road, but not on the first line to the sea. The media decided to find out who bought the state property and why the price of the sanatorium increased five times during the auction.

The State Property Fund put the children's center up for sale for the first time in mid-September 2025, although its privatization had been discussed for several years. The buildings were offered for sale with an area of 2,180 square meters, including four dormitories, a dining room, sheds, a summer cinema, showers, a medical unit, a yard toilet, sheds, a garage, a laundry, utility rooms, a guard post, a water tower, and other structures. The lot also included 86 items of movable property: furniture, equipment and inventory.

The land under the buildings is of the greatest interest to the potential owner. As a rule, state or municipal plots are not sold, but the purchase of buildings gives the right to a long-term lease, permanent use or even privatization of the land, if allowed by law. In the future, the land plot can be changed for other purposes and new facilities can be built. The land under the sanatorium in the lot was not for sale, and the buyer will decide on its use after the transfer of ownership of the buildings.

The lot included two plots of 1.23 hectares and 0.1 hectares. Construction is prohibited on the smaller plot, while the larger one is state-owned. Until September 2024, the smaller plot was leased by the Odesa Port State Enterprise, and the contract expired a year ago. The process of transferring this land to the state and obtaining permits to amend the State Land Cadastre is underway.

Despite the difficulties with the land, there were six bidders at the auction, three of whom offered more than UAH 70 million. Ukrremkontainerservis LLC initially won the auction, but was disqualified due to failure to pay on time. The lot is currently awaiting payment from the next bidder, Odesa-based Premium Trading LLC.

The company was registered in the summer of 2024, has one employee, an authorized capital of UAH 300 thousand, and assets of only $100. Its director and beneficiary is Yevhen Dumyn, who worked as a foreman in the Peresypskyi housing and communal services company before the war and earned about $3,500 a month in 2020. The company does not own any land, vehicles, or significant cash assets, which makes the purchase of the facility for tens of millions of hryvnias particularly strange.

Also, the Odesa sanatorium "Ukraine" is being turned into an elite residential complex instead of a recreational facility. Land closer to the sea is becoming more and more valuable for developers: once it was used to build sanatoriums, now it is used for premium housing. The court dismissed the local resident's claim, and the investigation shows millions in damages to the community.
