Neighborhood and Daily Commute

In an apartment, you should check the humidity, ventilation, the condition of the walls and corners, how well the windows seal, and how well the air conditioner works. On lower floors, safety and natural light are important; on upper floors, check the condition of the roof, elevator, and water supply. These details affect daily comfort more than decorative interior elements.

What to Check During the Inspection

Start with issues that are difficult to fix after you move in. Turn on the faucets and check the hot water, drainage, water pressure, and any odors in the bathroom. Turn on the air conditioner, water heater, stove, and washing machine. Inspect the electrical outlets, circuit breakers in the fuse box, window seals, and any signs of leaks. The landlord must present a document confirming their right to dispose of the apartment, as well as a valid ID. If a representative is signing the lease agreement, verify the power of attorney and the specific authority granted. The details regarding the apartment, the landlord, and the signatory must match. Refusal to show documents or a suggestion to transfer money before viewing the apartment is sufficient reason to halt negotiations.

The written lease agreement must specify the exact address, lease term, payment amount and date, security deposit amount, list of utility costs, procedure for rent adjustments, and conditions for early termination. Separate agreements should be made regarding appliance repairs, pets, guests, and the landlord’s access to the apartment. Signs of a Risky Offer

An excessively low price does not in itself prove fraud, but it does require an explanation. Red flags include rushing the process, demanding full prepayment, refusing to conduct a video call, discrepancies between names in the listing and documents, and a refusal to put the terms in writing. It’s safer to pass up an attractive opportunity than to agree to a deal in which key questions remain unanswered.
