Sale of a hotel in the center of Odesa for Kaufman's debts fell through

The State Savings Bank failed to sell the right to claim mortgage debts and pledges, including premises in an architectural monument in the center of Odesa, from the Quad Construction Company.

This was reported in the Prozorro.Sale system.

The auction was canceled due to the lack of participants. The starting price of the claims was UAH 346 million 529.3 thousand. According to the YouControl service, Quad Construction Company LLC was founded by Cyprus-based Fesanes Commercial Ltd. and L.A.R.K. LLC, the latter founded in Kyiv in 2008 and the ultimate beneficiary is Borys Kaufman.

The property is up for sale:

  • Mortgage of a non-residential building with an area of 2,458.5 square meters, in a cultural heritage monument, owned by Hotel Londonsky LLC, 12 Primorsky Boulevard The right to use the land plot has been formalized (Lease Agreement valid until 2069). Londonsky Hotel LLC was registered in Odesa in 2011. Currently, the owners are Cypriots Andreas Sofocleous and Tasos Panteli. Hotel Londonsky was founded by another LLC, Fiorando Invest, which lists L.A.R.K. LLC among its founders.
  • Mortgage of a non-residential building with a total area of 6,701.8 square meters, a cultural heritage monument owned by Hotel Londonsky Limited Liability Company, 11 Primorsky Boulevard The right to use the land plot has been formalized (Lease Agreement valid until 2056).
  • Mortgage of the administrative building with the area of 1,429.2 square meters, entrance hall, garage owned by the private enterprise Michael Company and leased by the Consulate of Turkey and the Maharaj Fitness Club 3 Lidersovsky Boulevard The right to use the land plot has been registered (Lease Agreement valid until 2027).
  • Pledge of hotel equipment (household appliances, hotel furniture, kitchen equipment) owned by Michael Company PE, L.A.R.K. LLC in Kyiv, 12 Hospitalna Street and in Odesa - 12 Teatralny Lane (formerly Tchaikovsky); 15 Italiiska Street (formerly Pushkinska Street); 34 Preobraiska Street. Preobrazhenska Street, 34; Prymorskyi Boulevard, 11; Shevchenko Avenue, 4a.
  • Pledge of property rights means the right to claim cash as compensation for the cost of agreed inseparable improvements to the leased property (President Hotel) and production equipment under the lease agreement concluded between the Borrower (lessee) and President Hotel PJSC (lessor - pledgor's debtor).

Assignment of a claim is a transaction where a creditor assigns a third party's debt to a new creditor with or without prior or subsequent compensation of the value of such debt to the creditor.

In February 2024, Oschadbank had already put up for sale loans owned by Odesa-based businessman Boris Kaufman, including the Londonskaya Hotel and an office building on Lidersovsky Boulevard. But there were no bidders then either.
