The unfinished building in Zatoka was not sold at a discount

An unfinished multi-storey building in Zatoka, Bilhorod-Dnistrovskyi district of Odesa region, has once again failed to be sold and was put up for auction at a reduced starting price.

The relevant announcement was published in the Prozorro.Sale system.

The new starting price was UAH 42 million 795.7 thousand, and the auction was scheduled for October 13. Before that, an auction scheduled for October 3 with a price of UAH 57 million 60.9 thousand did not take place due to the lack of bidders, as well as an auction scheduled for September 23. The announcement for that auction stated that this was the first time the lot was being put up for sale, but in 2023-2024, they tried to sell it nine times, gradually reducing the starting price.

The starting price of the auction, which was scheduled for September 23, 2025, was UAH 71 million 326.1 thousand. The building is the property of the bankrupt Pivdenbud Limited Liability Company. The auction was organized by the insolvency officer Yuriy Menzarenko, who was appointed by the Commercial Court of Odesa Region in August.

The auction also includes the following items:

The right to lease a land plot of 0.8 hectares. Term of validity: 25 years, with the right of extension. Among the advantages is the location - 200 meters to the sea.

The starting price during the eighth attempt was also almost 20 million less than the previous offer. Prior to that, the building was put up for auction in early August 2024 with a starting price of UAH 98 million 895 thousand, but failed to sell.

For the first time, an auction for the sale of an unfinished high-rise building was published on October 19, 2023. At that time, the starting price was UAH 200 million, excluding VAT. Interestingly, this is the eighth attempt to sell this property. All previous auctions failed due to the lack ofbuyers.
