The building of the Law Academy on the coast of Odesa became the property of Kivalov's wife

The Student Palace of the Odesa Law Academy, known as Harry Potter's Castle, has been registered in the name of Natalia Kivalova, the wife of Serhiy Kivalov, since December 2025. The land plot under the building is under long-term lease to the International Humanitarian University.

As part of the investigation, Intent managed to uncover a number of interesting facts about this building. It is also known as the Palace of Students of the Odesa Law Academy or the House of Receptions of the Moscow State University. It was in this palace that Serhiy Kivalov was staying in June 2024 when he was injured during a rocket attack by the Russian Federation.

The investigation showed that the building has only an indirect connection to Moscow State University and is not related to the Odesa Law Academy. Although the land belongs to the International Humanitarian University on a long-term lease, the building itself, which previously belonged to Moscow State University until 2007, has been registered in the name of Natalia Kivalova since December 2025.

Intent's editorial board asked the Odesa Law Academy for a comment on the current status of the building, but at the time of publication, no response was received.

In addition, Natalia Kivalova owns a 175.8 m² apart-hotel on Novoberegova Street. Nearby, there is a 1528.2 m² apartment for recreation and health improvement owned by Kivalova's daughter, Tatiana. Part of the Kivalov family's real estate is concentrated on prestigious areas of the Black Sea coast.

The investigation revealed that the buildings and land plots created and used by state universities eventually found themselves in a complex network of owners and users. Some of the facilities have changed status, some have become the property or use of private entities associated with the Kivalov family, and some state buildings are used alongside private ones without clear conditions.

According to the investigators, these processes lasted for years due to transfers, reorganizations and re-registration of real estate. As a result, public and private property has become intertwined, creating a non-transparent property situation.

Last year, the 2022 and 2023 applicants and their parents faced confusion between the public and private colleges of the Law Academy, which operated under almost the same name and address.

Investigators found that the new private college, which uses the name, structure, and premises of the Law Academy, belongs to Sergiy Kivalov 's grandson, 26-year-old Sergiy Kosyanenko.
