In the temporarily occupied city of Sevastopol, the so-called Architectural and Artistic Council has approved plans for a new apart-hotel with a rooftop pool and underground parking. The facility is planned for a Black Sea water protection zone.

It is known that the hotel is planned to be built in Orlivka on the northern side of the city.
The plot where construction will take place is located in the Black Sea water protection zone, and part of the territory falls within a potential flooding zone due to its proximity to the Kacha River. The project’s designers claim that no work will be carried out on this part of the plot.
The construction project was generally approved, though the occupying architectural council recommended including additional recreational areas and a playground.
According to the project, the building’s facades are to be styled to resemble wood. A parking lot for 250 cars is planned beneath the building, and approximately 30% of the territory is to be landscaped.
In the temporarily occupied city of Sevastopol, the occupying authorities are also wrapping up public discussions on a large-scale development project covering an 84-hectare area at the 6th kilometer of Balaklava Highway. Plans call for the construction of 25 blocks of low- and mid-rise buildings and single-family homes, as well as schools, kindergartens, a clinic, a sports complex, and retail facilities. The construction will primarily affect residents of nearby garden communities.
The presented project has sparked significant outrage among local residents due to the city’s critical utility and logistical problems, including a systemic energy crisis, overburdened waterand gas supply, narrow access roads, an unfinished interchange, and a shortage of hospital beds. Sevastopol residents are proposing a moratorium on new construction.
