Fire, flooding, theft, war risks: what to check in a home insurance policy

You should choose a home insurance policy not by its general name but by its specific terms and conditions. One program may cover fire and flooding, while another may additionally cover property inside the apartment, liability to neighbors, or certain war risks. It is the details that determine whether insurance will help in a real situation.

If you're considering home insurance, start with a simple list: what exactly do you need to protect - an apartment, a house, repairs, appliances, furniture, or liability to other people. This approach helps you avoid overpaying for unnecessary coverage and missing out on important coverage.

What exactly can be insured

In the policy, you need to clearly see what object is insured. A home is not always just walls, floors, and a roof. For the owner, repairs, household appliances, furniture, fitted kitchen, plumbing, lighting, and other things that require restoration costs are often just as important.

Usually, the agreement may separately specify:

For example, it is not the walls that may be damaged after a flood, but the floor, furniture, and appliances. If they are not included in the coverage, compensation may be limited.

What risks should be specified

The main rule is that the risks must be explicitly stated in the contract. Do not assume that "apartment insurance" automatically covers any damage.

Most often, owners check the following events:

Fire can destroy not only the renovation but also the things inside. Flooding is often associated with a pipe break or the actions of neighbors. Theft is important for apartments that are left unattended for a long time. War risks should be checked especially carefully, as they may not be included in every program.

What do sum insured, deductible and exclusions mean?

The sum insured is the maximum amount of payment under the contract. If it is too low, the policy may not cover the actual cost of repairs or property. Therefore, it is better to determine the amount not "for the sake of argument" but taking into account the prices of materials, equipment, and labor.

A deductible is a portion of the loss that the client pays on their own. It can reduce the cost of the policy, but it is important to understand whether this amount will be comfortable in the event of an accident.

Exclusions are situations where no payment is provided. This section is often read inattentively, although it is one of the most important. It may contain restrictions on old communications, safety violations, unlocked doors, unauthorized repairs, or certain types of damage.

How to check the policy before paying

Before applying for a policy, you should go through a short checklist. It will help you quickly understand whether the program meets your real needs.

Check

  1. what exactly is insured
  2. what risks are included in the coverage
  3. What is the sum insured?
  4. whether there is a deductible;
  5. What are the exceptions?
  6. What documents are required after the event;
  7. how quickly you need to report a loss.

If you have a newly renovated apartment, pay attention to the decoration and appliances. If the property is rented, property damage and liability may be important. If you travel frequently, you should separately assess the risks of theft or communication failures without your presence.

When a policy really makes sense

A policy makes sense when the possible damage will be financially significant for you. If repairs, furniture, appliances, or the home itself require significant restoration costs, insurance helps you have a clear plan of action.

It is important not to buy a policy automatically. It is better to check the terms and conditions carefully once than to find out after a fire, flood, or theft that the desired risk was not included. A good contract is not just a document, but a practical tool for protecting your home and budget.
